Projects of guest houses from the timber. We work under the official contract. The walls of the guest house

More and more people are leaving the city, preferring to settle far from noisy trails and ever smoking plants. The opportunity to live in an ecologically clean area is available to everyone, if you know which side to approach the issue. One of the most successful solutions is the construction guest house  on own plot. This will provide additional living space for renting or receiving guests and relatives. To build a guest house by own hands is not so difficult, and in this article we will tell you how to do it.

Construction of a guest house - optimal solution  for those who often takes guests, has a large family or intends to engage in the rental of housing. There is an opinion that the content of such a structure is inexpedient and takes up too much money and effort, but only those who do not know how to plan the construction correctly. If you approach the choice of the project rationally and correctly choose materials, you can reduce the cost of a new building to a minimum.

Competent planning will make it possible to arrange the construction on the site in such a way as to minimize the length of communications or completely refuse to lay the pipeline. As for heating, for a small one-storey guest house there will be enough fireplace or stove. If you place a house near a bathhouse or a main building, then you can shift some technical functions, for example, to make a boiler room there. In the event of an emergency, a boiler operating on different fuels will become a backup energy source for the entire site.

If you plan to rent out a house only in the summer and do not use it in the winter, then heating can not be installed at all, thereby saving a considerable amount. The building can also be used as a summer kitchen. The great thing is that there are no strict rules for using such facilities - you can do anything with them. Geometry, dimensions, lining, design - all this is limited only by your imagination and financial capabilities. The video below presents a cozy guest house with a gazebo-veranda.

However, the design of the guest house should be in harmony with the exterior of the main building and fit into the existing landscape. Its area can be quite modest, for example, 40-50 m², but in this case it is necessary to choose suitable furniture and interior items. Fortunately, today there is a large selection of ergonomic compact furniture especially for such cases. In a small bedroom you can install a single or double bed, which "hides" in the wall or turns into a comfortable sofa.

Instead of a spacious bath you can put a modern shower. Kitchen can also be planned in accordance with the quadrature and make a set according to the individual drawing. A small kitchen is not a sentence, but a great opportunity to realize creative ideas and practice in design art.

If you still do not have a bath on the site, it may be wise to build a guest house with a bath, combining the pleasant with the useful. This will not only save construction materials, but will make rest of the lodgers of the house more pleasant and comfortable. You can also attach a garage for one or more cars to the guest house, make a small veranda for evening gatherings or set up a children's swing.

Any owner wants to save to the maximum, and this is not prohibited at all, but we only need to understand what to save on, and what better to invest in full. So, for the construction of the guest house you can use materials that are not very expensive, but allow the house to "breathe" and keep the heat well. Special attention  should be given exterior trim, especially if you plan to rent out a house for rent - the house should attract guests with its accuracy and beauty.

The design of the guest house should take into account not only its geometry and quadrature, but to show the final result up to the furniture arranged in the rooms. It is not easy to do this, especially without the appropriate skills, so it makes sense to entrust the design to specialists. This is one of those cases when it is not worth saving - from properly drawn up drawing depend on the cost of construction and future maintenance of the building.

Construction technology

If you have a guest house project, then it's easy to understand the technology of construction. Many self-taught masters manage to build fine and high-quality houses, only having studied the theory on forums and sites.

The foundation of a guest house

So, first of all you need to stock up building materials. Since any house begins with a foundation, you will need a lot of sand, gravel and cement. Of course, for a small house you can make a base on screw piles, which is very common in recent times. But if you want to work with your own hands and save as much as possible, you can pour tape, monolithic or columnar foundation. In our case instead of pillars it was decided to use concrete blocks.

Good advice: Concrete blocks need to be selected of the highest quality, as the reliability and durability of the entire structure depend on this. When choosing, pay attention to the degree of boundary load of the product, their frost resistance, dimensions, as well as the presence in the granite crushed stone (blocks with gravel are stronger).

How to make a base for a guest house:

  1. Make markings on the ground along the entire perimeter of the future building.
  2. Remove the fertile soil layer (turf). Depending on the characteristics of the soil, its thickness can vary from 15 to 30 cm.
  3. Align the bottom of the excavation and carefully tamp it.
  4. Along the perimeter arrange the pegs and pull the rope between them.
  5. Make small depressions under the supporting blocks with a depth of about 30 cm (can be from 15 cm to 30 cm, depending on the uneven terrain). It is important that all the blocks are on the same level. To test this, put a long rake on the adjacent blocks, and on it - the building level.
  6. At the bottom of each pit, pour a drainage pillow from a mixture of sand and gravel - it will remove water from the concrete, preventing it from breaking down. The thickness of the cushion should be at least 10 cm (depending on the depth of the pit). When you make embankments, pour them with water and carefully pound them.
  7. Further on the drainage cushions it is necessary to make support pads that will increase the bearing capacity of the soil and will evenly distribute the load from the building. To do this, prepare a cement-sand mortar and fill it with a single-layer reinforcement reinforcement or road mesh.

Framework of the guest house

For the manufacture of a frame, a thick pine bar with a section not less than 150x100 mm is best suited. Before use, always treat it with antiseptic, otherwise it will start to rot very quickly. When buying any sawnwood, pay attention to the degree of their humidity - it should not exceed 18%, otherwise the structure will be deformed after assembly.

From a thick beam, make the lower strapping of the house, whose task is to fix the entire box of the house on the foundation. It also serves as a support for the floor and walls. Attach the uneven bars so that the size of the strapping is 5-7 cm below the foundation - this place will then be ebbed and attached cladding  building. To fix the elements, use self-tapping screws and sealant on the wood. To strengthen the rigidity of the strapping it is recommended to join the beams "in a quarter".

Helpful advice: Between the lower beams and pillars the foundations will remain clear - fill them with a styrofoam spacer, then treat everything with an antiseptic.

To the lower strapping of the house, fix the logs from the pine beam with a cross section of 120x100 mm using the "one-quarter" method, reinforcing the fixation with glue and screws. To make the basis for the floor, glue bars approximately 3-4 cm thick to the bottom of the sides of the log. Then lay the edging board on these bars, not attaching it in any way - this will be a rough floor.

The walls of the guest house

After laying the log and the rough floor, you can start building the walls. For this purpose, an inexpensive pine bar was also used, but with a smaller section - 100x50 mm. Since in our case the house is one-storey, the capacity of such beams will be quite enough to withstand all the insulation layers, roofing and weight of the roof.

How to make a guest house from a bar:

The roof of the guest house

To build a roof, you need to calculate correctly truss system  - find the distance between the rafters, their required power, etc. All these indicators depend on many factors: wind load  in your area, the angle of the slopes of skates, roofing material  etc. More information on this topic can be found in the article.

Features of construction of the roof of the guest house:

It remains only to lay the finish coat. The mounting technique depends on the material selected.

Warming and finishing

Walls also require reliable insulation from wind, dampness and cold. To do this, they need to be wrapped with a wind-proof film, lay a heater and vapor barrier. In principle, this process is very similar to the above-described work with a roof, so there should not be questions. Before the cladding and insulation, doors and windows should be installed.

Helpful Hint: To minimize moisture ingress, attach the lining horizontally.

After facing it remains to establish drainage system  and lighting. As for internal works, the same mineral wool (universal insulation) was used for insulation, and it can be used for walls, ceiling and floor.

Since on the floor we have so far only rough planking, it is necessary to lay a waterproofing film on it, and then tightly lay the heater between the lags. As a cheap alternative to minate you can fall asleep with expanded clay - it is also quite a worthy insulation. On top of the logs, you can attach a plank floor or a plywood base for the carpet, laminate or tile.

The construction of guest houses is becoming more popular every year, however, the services of developers sometimes are unreasonably expensive. As you can see, there is nothing difficult in this work, so it is quite possible to manage it on its own. The house described in this article is actually built in less than a month.

How to save money

Finally, we suggest that you familiarize yourself with the couple useful advice. They will help you to save on building a house and reduce the cost of its maintenance in the future.

How to save money on a guest house:

  1. Insulate walls from the outside - this is the most effective way.
  2. Install quality windows, because through the cracks in the frames and openings takes more than 50% of the heat.
  3. Use only energy-saving light bulbs. Although they are more expensive, they pay off quickly, saving up to 80% of electricity.
  4. Be sure to set the counters for all consumed resources.
  5. If possible, use alternative sources  Energy, for example, solar panels or windmills.
  6. Install energy-efficient modern technology class A + or A ++.

Choosing a country lifestyle, many stop only one cottage, forgetting that this is not the limit. Own ownership can be expanded even if your land plot  does not exceed several hundred. How? Guest houses will be your solution.

What are they good?

Multifunctionality.

In the summer, they can serve as an additional place to accommodate guests, and summer kitchen, and an external veranda, and a place for family holidays, and a recreation area. It is also important that the guest house can be combined with a bathhouse, which, for sure, every owner of a country house dreams about.

Lack of specifics of design and construction.

Customers can take advantage of one of the ready-made and developed options that can be found in the catalog "Marisrub", or give preference to individual design.

Increase in the value of the land plot.

Do not forget about the financial side of the issue. The cost of the site with a cottage and a guest house increases at times, because it is already a full-fledged residential complex.

"MariSrub": we realize dreams in short terms

Building with our company is a simple and convenient way to get what you want and do not worry about quality. We work according to a certain methodology, without violating the stages and time of construction.

Each phase of the work must be submitted and agreed with the customer, which will allow you to keep everything under control and to know at what stage the construction is located.

Another important point is the materials. We work with round logs of our own production, which allows us to give a guarantee on the quality of the material.

Since any wooden house  passes through the process of shrinkage, "Marisrub" provides an annual guarantee, prescribed in the contract with customers. We will eliminate any defects if they appear during the shrinkage period.

A no less important reason for cooperation will be the phased payment principle used in the company. Customers "Marisrub" pay for construction services in parts after the delivery of each phase of work. If this option is still too complicated for your current financial situation, the company has great news - credit programs for building houses.

With us, simply not only realize dreams of own house, but also to improve existing projects, supplementing them with guest houses.
